West Vancouver vs. North Vancouver: A Practical Guide for Buyers
When people talk about "the North Shore," they're actually describing two distinct municipalities with very different characters, price points, and lifestyles. Both West Vancouver and North Vancouver are exceptional places to live — but choosing between them requires understanding what each offers and what trade-offs you're willing to make.
The Short Version
West Vancouver is known for its exclusivity, scenic prestige, and some of Metro Vancouver's highest real estate prices. It's quieter, more spread out, and has a distinctly affluent feel. North Vancouver is more diverse, more urban in places (particularly Lonsdale), more affordable — relatively speaking — and has a strong outdoor recreation culture. Both sit under the same mountains, but the vibe is genuinely different.
Price Comparison
West Vancouver consistently records the highest benchmark prices of any municipality in Metro Vancouver:
- West Vancouver detached benchmark: Typically $3M–$4M+ depending on neighbourhood (Dundarave, Ambleside, British Properties, Chartwell)
- North Vancouver detached benchmark: Typically $1.8M–$2.5M depending on neighbourhood (Lynn Valley, Edgemont, Deep Cove, Lonsdale)
- Condos and townhomes: Both municipalities have growing multi-family stock, but North Vancouver offers significantly more options at lower price points
Lifestyle Differences
West Vancouver:
- Quieter, more residential feel overall
- Prestige shopping at Park Royal and Dundarave village
- Ambleside and Dundarave waterfront — stunning walks and beaches
- British Properties for estate-style properties with mountain views
- Horseshoe Bay as a charming end-of-the-road ferry village
- Generally older, more established demographic
North Vancouver:
- More diverse and urban character, especially on the Lonsdale corridor
- Growing restaurant, brewery, and arts scene (particularly Lower Lonsdale / Shipyards)
- Exceptional trail access from virtually every neighbourhood
- Strong family communities in Lynn Valley, Edgemont, and Blueridge
- SeaBus to downtown Vancouver (16 minutes) — the best transit connection on the North Shore
- Younger demographic mix; more first-time buyers and young families
Schools
Both municipalities have strong public school systems. West Vancouver School District is consistently rated among BC's top districts. North Vancouver School District also performs excellently, with strong IB and French Immersion programming. For private school access, both municipalities are served by the major North Shore independent schools.
Commuting to Downtown Vancouver
North Vancouver has a clear advantage here: the SeaBus from Lonsdale Quay runs every 15 minutes during peak hours and gets you to Waterfront Station in 16 minutes. For those who drive, the Lions Gate Bridge and Second Narrows Bridge provide two crossing options — though both can be congested at peak hours.
West Vancouver is primarily served by the Lions Gate Bridge and the Upper Levels Highway. Transit options are less frequent. If you work downtown and drive, factor in the commute carefully.
Which Is Right for You?
- Choose West Vancouver if: Budget isn't the primary concern, you value prestige and exclusivity, you love the waterfront villages of Ambleside and Dundarave, or you're drawn to the British Properties or Chartwell for a grand estate feel.
- Choose North Vancouver if: You want more house for your dollar, you value urban walkability and a growing food/culture scene, you have children and want excellent public schools with strong community sports leagues, or you depend on transit for your downtown commute.
