Check the records for the address

A listing description is a starting point. I’ll help you identify the municipality, compare the available property records and flag questions for the strata manager, inspector or municipality before you decide.

  • North Vancouver: City or District? They have separate property maps. Use City of North Vancouver maps or District GEOweb to check the parcel and zoning. A North Vancouver mailing address alone does not tell you which municipality applies.
  • West Vancouver lots. Start with the District’s WestMAP and property maps. Confirm parcel dimensions and zoning with the District; a map or listing remark does not establish permission for a suite or redevelopment.
  • Condos and strata townhomes. Review the Form B, budget, meeting minutes, bylaws and available depreciation report together. Parking, storage, planned work and your share of costs can change the comparison between two similarly priced homes. See the Province’s strata document guide.

Common questions about buying real estate on the North Shore and in Greater Vancouver.

How much do I need for a down payment?
For an eligible home below $1.5 million, the federal minimum is 5% of the first $500,000 and 10% of the balance. At $1.5 million or more, the minimum is 20%. Your lender may require more. I’ll help you compare homes within the budget your lender confirms, including strata fees and other carrying costs.
How do I decide whether to buy now or wait?
Start with your financing, expected time in the home and the actual alternatives available at your budget. I’ll compare your shortlist with current competition and relevant recent sales. An asking price or a neighbourhood’s past performance does not guarantee what a home will be worth later.
How long will my purchase take?
That depends on your financing, search criteria, property checks and the dates negotiated with the seller. If you also need to sell, I’ll map out the sequence with you before we plan viewings or write an offer.
How should I compare North Shore neighbourhoods?
Bring me the places you need to reach, your budget and the kind of home you want. I can compare Lower Lonsdale, Lynn Valley, Ambleside or Dundarave against those needs, then look at the specific street, building, access and property records. Verify school catchment and enrolment directly with the district for the exact address.
Can you help me buy a home listed by another agent?
Yes. I can check availability, arrange a viewing through the listing brokerage and discuss buyer representation with you. The listing brokerage is identified on the listing page. Before working together, I’ll explain representation, compensation and any conflicts. Buyer-agent compensation may come from the seller’s brokerage, but the arrangement needs to be confirmed for your purchase.
