Vancouver REALTOR® for buyers and sellers
I’m Alex Mackenzie, a REALTOR® with Royal LePage Sussex in North Vancouver. I help buyers and sellers in Vancouver, including downtown, Yaletown and the west side. Start with the address or the homes you’re comparing.
Call 604-356-7554Start with the home and the records
I’ll explain representation, the proposed services and compensation before we discuss your confidential circumstances or I provide trading services. Then I’ll help you compare suitable homes and arrange viewings through the listing brokerage, with your budget, timing and daily needs in mind.
A downtown condo and a west-side house need different questions. I’ll organize the review around the actual property and identify the information still missing before you decide on an offer.
| Property | What I’ll help you review | The decision it informs |
|---|---|---|
| Downtown or Yaletown strata home | Current Form B and attachments, meeting records, bylaws, maintenance information and the unit’s parking and storage arrangements. I’ll identify missing records and questions for the strata manager and your advisers. | How the unit works for you and which costs or restrictions need further investigation. |
| West-side house or duplex | Title and relevant registered documents, property condition, available City permits and approved-use records. I’ll help you identify which records or specialist checks your plans need. For a strata duplex, I’ll also review the strata records. | Whether the property supports the use you intend and what needs checking before your offer becomes firm. |
An asking price gives you one number. I’ll compare relevant homes, current competition and the differences that matter to your shortlist. Your lender confirms financing; your lawyer or notary can explain title and contract issues, and the appropriate inspector or engineer can assess condition.
Prepare the evidence before choosing a price
Send me your address, property type and intended timing. After explaining representation, I’ll compare the home with relevant sales and the properties buyers can choose today, then discuss a price range, preparation and how a sale could fit your next purchase.
For a strata home, I’ll help you identify the records buyers are likely to request and questions about alterations, parking, storage and planned building work. For a house or duplex, I’ll discuss the property and available municipal records before making claims about suites, renovations or future use.
I’ll explain the proposed listing agreement, services, fees and marketing plan before you decide to hire me. If you are selling and buying, I’ll map the two sets of dates with you and identify the financing and legal questions to resolve.
Discuss your Vancouver saleChoose the place you mean
West Vancouver is a separate North Shore municipality. Vancouver’s West End and west-side neighbourhoods are in Vancouver. If you are searching for “Vancouver West,” send me the address so I can confirm the municipality and listing area before comparing homes.

I’ll explain who I would represent, the services we are discussing and how compensation would work. Tell me if you already have a representation agreement so I can understand the arrangement before we proceed.
Questions about buying and selling in Vancouver
Can you help me buy a Vancouver home listed by another brokerage?
Yes. I can check availability with the listing brokerage and discuss buyer representation with you. Before providing trading services, I’ll explain representation, the proposed agreement and compensation.
Is Vancouver West the same as West Vancouver?
No. West Vancouver is a separate North Shore municipality. Send me the address if you mean Vancouver’s west side, the West End or a listing labelled Vancouver West, so I can confirm the area you want.
What should I send you about a Vancouver condo?
Start with the address or listing link and what you need from the home. I’ll explain representation before discussing confidential circumstances, then identify the available strata records and the questions that need checking.
Can you help coordinate a sale and purchase?
Yes. I’ll help you compare the two properties and map the proposed dates. Your financing, sale terms and purchase terms determine which sequence is workable.
Property records and consumer resources
These official sources explain the records behind the review. Available documents vary by property, and some requests need owner authorization or fees. I’ll identify what needs checking for the address you are considering.
