What Actually Matters in Vancouver

Hire the advisor who reads the records before you write the offer or set the price

From Downtown, Yaletown, and Coal Harbour towers to Kitsilano, Dunbar, and Point Grey houses and duplexes, Vancouver buyers and sellers face a dense market where two similar-looking homes can carry very different strata liabilities, leasehold terms, or municipal permit histories.

The goal is not to pick the biggest billboard. The goal is to work with an advisor who compares relevant sales, flags missing records early, and manages every contract deadline with you from first tour to completion.

Building-by-Building & Street-Level Depth

In Downtown Vancouver, Yaletown, Coal Harbour, the West End, Kitsilano, and Dunbar, pricing depends on specific building history or street-level zoning. Ask how the agent compares two towers on the same block or two West Side lots with different permit and suite records.

Strata Tower vs. West Side House & Duplex Fit

A concrete tower in Yaletown or Coal Harbour requires deep review of Form B certificates, depreciation reports, domestic water piping, elevator modernization, and leasehold vs. freehold tenure. A Kitsilano or Dunbar house or duplex requires checking City of Vancouver permit archives, approved uses, and title charges.

Direct Senior Advisor vs. Multi-Agent Team

High-volume teams often hand buyers and sellers off to showing assistants or junior associates after the pitch. A direct advisor handles your pricing analysis, property-record review, private tours, and offer negotiation personally so zero context is lost.

Evidence Over Volume Claims

Look past billboard slogans. Check whether the REALTOR® can walk you through relevant comparable sales, rejected comparables, active competing listings in your building or neighbourhood, and specific contract risks before you commit.

Representation Models Compared

Interview Checklist

Questions to ask before hiring a Vancouver REALTOR®

  • Which recent sales in my building or neighbourhood would you use to price this home, and which ones would you reject?
  • What active listings in Downtown or on the West Side are buyers comparing against this property today?
  • For a Vancouver condo, how do you review the Form B, two years of strata minutes, depreciation report, and parking/storage allocations?
  • For a West Side house or duplex, how do you verify City of Vancouver permit history, suite legality, and title charges?
  • Who will personally attend showings, review documents during subject removal, and negotiate the offer?
  • How do you coordinate timing when a move crosses between Vancouver and the North Shore?
  • What would make you advise me not to buy a unit or to hold off on listing?

Search Intent Guide

Matching your Vancouver move to the right representation

If you searched for the best Vancouver real estate agent

Focus on how the advisor works through evidence. In a market with thousands of active condo and house listings, the right REALTOR® is the one who spots building-envelope, leasehold, bylaw, or permit issues before you remove subjects—and prices from verified comparable sales rather than wishful numbers.

If you are comparing Downtown, Yaletown, Kitsilano, or Dunbar options

Each sub-area trades on different fundamentals: view permanence and strata capital planning in Downtown and Yaletown; lot dimensions, school catchments, and character or duplex zoning in Kitsilano, Dunbar, Point Grey, and Kerrisdale.

If you are moving between Vancouver and the North Shore

Many buyers and sellers weigh Kitsilano, Yaletown, or Downtown against Lower Lonsdale, Edgemont Village, or Ambleside. Working with one advisor who actively tracks both Vancouver and North Shore inventory keeps your sale and purchase timelines aligned.

If you are calling the listing agent or presale gallery directly

Under BCFSA rules, the listing agent or developer sales team represents the seller. Having your own buyer representation gives you independent comparable-sale analysis, strata and contract review, and confidential negotiation strategy.

Common questions

Who is the best REALTOR® in Vancouver?
There is no single best REALTOR® for every buyer or seller. The right fit depends on whether you are buying or selling a Downtown or Yaletown strata condo, a Kitsilano or Dunbar house or duplex, or coordinating a move across Vancouver and the North Shore—and whether you prefer one accountable advisor from start to finish.
Should I hire a Vancouver real estate team or an individual REALTOR®?
Both models can work. A large team offers scale across multiple junior agents, while a direct advisor gives you senior continuity on pricing, showings, strata/permit review, and negotiation. Ask who will actually handle your file day to day before signing.
What strata documents should a Vancouver buyer agent review?
At minimum: the current Form B Information Certificate and attachments, two years of strata council and general meeting minutes, the most recent depreciation report, registered bylaws, engineering or piping reports, and the legal designation of parking and storage stalls.
Is Vancouver West the same as West Vancouver?
No. On MLS®, Vancouver West refers to the west side of the City of Vancouver (neighbourhoods such as Kitsilano, Dunbar, Point Grey, Kerrisdale, Fairview, and South Granville, plus Downtown). West Vancouver is a separate municipality on the North Shore across the Lions Gate Bridge.
How should Vancouver sellers compare listing agents?
Compare how each agent selects and rejects comparable sales, how they position your home against active competing listings, their photography and floor-plan standards, who attends showings, and how they manage contract dates and net proceeds.
