Plan a North Shore purchase
What could you afford?
Explore a borrowing estimate for an owner-occupied home in BC. These starting values are examples; enter your own income, debts and costs.
Federal first-time status can include qualifying buyers who have not occupied a home owned by them or their spouse in the last four years, or a qualifying relationship breakdown. A new home must not have been occupied, except qualifying interim condo occupancy. Insured 30-year loans require first-time buyer or new-build eligibility.
Adjust ownership and closing costs
PTT assumes a wholly residential property of 0.5 hectares or less, full qualifying ownership, fair market value equal to price and all residency/occupancy conditions met. Exemptions do not stack. Foreign buyer tax and unusual title or land cases are excluded. New-build GST is shown gross at 5%; rebates, price-included GST and contract adjustments need individual review.
Calculation assumptions and sources
Rules checked 2026-10-14. Monthly fixed-rate payments use Canadian semi-annual compounding. Qualification uses the greater of 5.25% or your rate plus 2 percentage points, GDS 39% and TDS 44%, with half the strata fee. Closing cash is additional to your down payment. Debt payments must include lender-required amounts for revolving credit; rental income and lender exceptions are excluded. Rates are illustrative, not a quote.
