North Shore Strategic Seller Advisory

The North Shore House-to-Condo Downsizing Guide

Compare timing, proceeds, recurring costs, strata documents and current building inventory before moving from a detached house to a strata home.

Compare the equity you could release

Start with a realistic sale range, subtract the mortgage payout and selling costs, then add the purchase price, Property Transfer Tax and moving costs for the replacement home. Any principal-residence exemption depends on your circumstances and CRA reporting.

Identify the maintenance shift

List the work you currently arrange yourself, then check what a proposed strata fee covers and what remains the owner's responsibility. Building insurance and management do not remove every maintenance or deductible risk.

Test the exact walking routes

Compare Edgemont Village, Lower Lonsdale, Ambleside, Dundarave, Central Lonsdale and Lynn Valley using the routes that matter to you. Slope, crossings, elevator access and the building entrance can change a route that looks short on a map.

Compare Your Detached-House and Strata Costs

Use your own bills and the replacement building's current documents. Monthly inputs are annualized automatically.

The starting numbers are rough examples. Replace each one with your own bills and the building's strata documents.

Five strata-document checks before removing subjects

The records I use to identify planned work, insurance exposure, bylaws and unresolved building issues.

1

1. Depreciation report

I compare the forecast roof, elevator, membrane and plumbing work with the contingency balance and planned contributions. A depreciation report does not guarantee that a levy will be avoided.

2

2. 24 Months of Council & AGM Minutes

I read the council and AGM minutes for water leaks, insurance claims, noise complaints, elevator downtime, owner votes and disputes that may not be obvious in the listing.

3

3. Form B Information Certificate

I confirm parking and storage designations, the unit's balance with the strata, current fees, approved levies and disclosed legal proceedings.

4

4. Building insurance summary

I compare the building's water-damage deductible and coverage with the buyer's proposed unit policy so a material deductible gap is identified before subject removal.

5

5. Bylaw Analysis (Pets, Renovations & Rentals)

I check pet limits, barbecue rules, renovation approvals, rental restrictions and EV-charging rules against the buyer's plans.

Frequently Asked Questions: North Shore Downsizing

Frequently Asked Questions

Should I sell my detached home first or buy my condo first?

In a balanced or buyer's market, selling first with an extended 60–90 day closing gives you complete certainty on your sale proceeds and removes financing contingencies on your purchase. In a tight seller's market for specialized boutique condos (e.g. 2-bedroom + den concrete units in Edgemont or Ambleside), securing the replacement home first with a subject-to-sale clause or bridge financing may be necessary. I structure a personalized timeline based on your specific neighbourhood and liquidity.

How do monthly strata fees compare to single-family maintenance costs?

Compare the actual line items instead of applying a percentage rule. For the house, total recent and forecast roof, drainage, exterior, heating, garden, water, sewer and insurance costs. For the strata home, review the current operating budget, unit entitlement, contingency contributions, insurance and any proposed levies. The two totals differ by property and building.

What strata documents are critical when buying into a North Shore building?

Before removing subjects on a condo purchase, I review: 1) the Form B Information Certificate, 2) the depreciation report, 3) two years of strata council and AGM minutes, 4) the building insurance certificate, and 5) the strata bylaws. Parking, storage, contingency funds, planned work, insurance deductibles, pets and rental rules all need to match the specific unit and your plans.

Are there tax implications when downsizing my principal residence in BC?

A sale may qualify for the full principal residence exemption when the CRA conditions are met, but the sale still has to be reported and the property designated on the tax return. Confirm your facts with a tax adviser. BC Property Transfer Tax on the replacement purchase is generally 1% on the first $200,000, 2% from $200,000 to $2,000,000, 3% above $2,000,000, plus a further 2% on the residential portion above $3,000,000, subject to any exemption you qualify for.

Which North Shore neighbourhoods support a walkable downsizing move?

Start with Edgemont Village for a compact village setting, Lower Lonsdale for the SeaBus and Shipyards, Ambleside or Dundarave for the seawall and Marine Drive shops, and Central Lonsdale for groceries, medical services and frequent transit. Building access, slope and the exact walking route matter as much as the neighbourhood name.

Tax information reviewed September 1, 2026. See the CRA principal-residence guidance and BC Property Transfer Tax calculations.
