Your two homes

Pre-filled figures are fictional examples, not a valuation. Replace them with your own assumptions.

What might change?

These are your scenarios, not market forecasts.

Wait before moving

Try different assumptions. If detached and condominium prices change at different rates, the gap between selling one and buying the other may widen or narrow.

Financing

Explore fixed and variable products separately.

The existing mortgage is modelled as fixed, with semi-annual compounding and monthly payments. If yours is variable, use a lender-reviewed comparison instead. The choices below apply to the new mortgage.

Transaction costs & assumptions

The calculator adds estimated GST to the editable selling commission and uses the existing B.C. resale property transfer tax calculation. Estimated mortgage default-insurance premiums are added for eligible resale scenarios below 20% down, using equity or savings. This assumes an ordinary residential resale and purchase price equal to fair market value. Exemptions, additional foreign-buyer transfer tax, new-home GST and personal tax matters are not modelled. Confirm actual quotes and eligibility.

How to interpret this
  • • The annual price changes and future interest rate are hypothetical. They are not forecasts for your property.
  • • Fixed rates stay constant over the illustrated five-year term. Variable products can have adjustable or fixed payments. The assumed variable rate changes in month 13; fixed-payment products may face lender trigger interventions that this simulation cannot predict.
  • • This excludes ownership costs while waiting, rent, opportunity cost, refinancing eligibility and some taxes. It does not determine whether you should move.
  • • Mortgage approval depends on qualification, property eligibility and a lender's actual offer. OSFI qualifying rate guidance.

How to use the comparison

Look at the whole move, not just the mortgage rate

The gap between homes

Your current home and the home you want can move at different rates. A declining market can sometimes narrow the cost of moving up, even if you sell for less.

Fixed versus variable

Five-year fixed rates respond partly to bond-market conditions; variable products respond more directly to lenders' prime rates. Neither follows the Bank of Canada's overnight rate mechanically.

The transaction costs

Selling fees, mortgage penalties, property transfer tax and required cash can change the decision. The calculator lets you test estimates, but a lender and legal professional must confirm the actual terms.

This is an educational scenario comparison, not a prediction of North or West Vancouver property values. For current lending rules see OSFI; for property transfer tax see the B.C. government.
