How this works
Zoning controls what can legally be built on a lot — a single-family zone and a multi-family zone next door can carry very different redevelopment potential and value, even on similarly sized lots. Lot size on its own doesn't tell you what's buildable; the zoning code does.
This tool joins the City of Vancouver's public parcel and zoning-district datasets by location to show both together. It covers Vancouver addresses only right now. Data is a point-in-time snapshot, not a live feed — always confirm current zoning with the City before making a decision that depends on it.
