Why Strata Review Matters More on the North Shore
North Vancouver's climate places immense stress on building envelopes. If you're looking at condos built between 1985 and 2005, verifying rainscreen history and building envelope reports is critical. A building that hasn't been proactively maintained can saddle new buyers with tens of thousands of dollars in special levies shortly after moving in.
Beyond leaks, you must evaluate the Contingency Reserve Fund (CRF). A low strata fee might seem appealing, but if the CRF is underfunded against the upcoming expenses listed in the depreciation report, that low monthly fee is actually a massive red flag.
Offer Protection
Use subject clauses strategically. In a balanced market, a "Subject to Document Review" clause gives you time to pore over the minutes and Form B.
