What it costs to sell with me
7% on the first $100,000 and 3% on the balance, plus GST. Part of it goes to the brokerage that brings the buyer. Here is what that comes to at North Shore prices.

Listing side: 3.78% of the first $100,000 and 1.85% of the balance. Buyer's side: 3.22% and 1.15%. Paid at completion from the proceeds. The listing side is paid to Royal LePage Sussex, not to me directly. Rates are agreed in writing in the listing agreement.
What the listing side pays for
The price I recommend, and the comparable sales behind it, shown to you before you sign anything. The preparation, photography and marketing plan for your home. Every showing request, every question from buyer agents, and every offer, which I present to you whatever the number. Negotiation, subject removal and the paperwork through to completion.
You deal with me throughout. There is no hand-off to an assistant you haven't met.

Frequently Asked Questions
Is commission negotiable?
Yes. Remuneration in BC is agreed between you and the brokerage and written into the listing agreement before anything is signed. What I quote is on this page, and any change we agree to goes in writing.
When is commission paid?
At completion, from the sale proceeds, through the lawyer or notary. If the home doesn't sell, there's no commission.
Why does the buyer's agent get part of it?
The listing brokerage offers part of the commission to whichever brokerage brings the buyer. That offer is what gets buyer agents to show your home. The split is set out in the listing agreement.
Who pays GST?
GST at 5% applies to the commission and is paid by the seller at completion.
Does the buyer pay any commission?
In most North Shore sales the seller's side pays both agents, as above. A buyer can also agree to pay their own agent directly; if so, that is written into the buyer's agreement.
