Contingency reserve fund (CRF)
The contingency reserve fund is a strata corporation's savings account for repairs and replacements that don't happen every year.
Part of every strata fee goes into it. A healthy fund relative to the depreciation report's forecast means fewer surprise levies; a thin fund in an older building is a warning sign.
