Ban on non-Canadian buyers
Canada's Prohibition on the Purchase of Residential Property by Non-Canadians Act stops most people who aren't Canadian citizens or permanent residents from buying homes in and around Canadian cities until January 1, 2027.
It applies to residential property in census metropolitan areas and census agglomerations, which covers all of Metro Vancouver and the North Shore. So most Americans and other foreign nationals who aren't permanent residents can't buy a home here right now. There are exceptions, including some temporary residents who meet work or study conditions.
Where a purchase is allowed, BC's additional 20% property transfer tax for foreign buyers can still apply. Get legal advice on your specific status before you look seriously.
