Benchmark price
The benchmark price is the MLS® Home Price Index estimate of what a typical home in an area sells for, which makes it steadier than an average or median price.
Averages swing when a few very expensive homes sell in a month; the benchmark tracks a consistent 'typical' home instead. Greater Vancouver Realtors publishes it monthly by area and property type.
