Sales-to-active-listings ratio
The sales-to-active-listings ratio compares a month's sales with the homes for sale; in Greater Vancouver, under 12% is generally a buyer's market, 12–20% balanced, and over 20% a seller's market.
It's the quickest read on negotiating power. It varies a lot by area and property type, so a detached market can favour buyers while condos in the same city favour sellers.
