Property Disclosure Statement (PDS)

A Property Disclosure Statement is a seller's written answers about a home's known condition, such as leaks, renovations, permits and oil tanks.

Sellers aren't required by law to complete one, but most do and many buyers expect it. Whatever the form says, sellers must not hide known material latent defects, problems that aren't visible and that make the home dangerous or unfit.
