Zoning
Zoning is a municipality's set of rules for what can be built on a lot and how it can be used: the number of units, height, size, setbacks and uses allowed.
On the North Shore there are three separate sets of rules: the District of North Vancouver, the City of North Vancouver and the District of West Vancouver, each with its own zoning bylaw and map. Provincial small-scale multi-unit housing rules now sit on top of them, allowing more homes on many single-family lots.
Check the zone for the specific address before you pay for a lot's potential. What neighbours built isn't a guarantee of what's allowed today.
