Sold prices in BC
In BC, detailed sold prices come from the MLS® system through a realtor or a registered VOW site, while BC Assessment shows a property's own sales history and assessed value.
Sold data is what actually sets value: what similar homes sold for recently, how long they took and how far from asking. Public portals often show list prices, not the final sale price.
When you compare, match on the same property type, a similar size and age, and the same pocket of the neighbourhood, and look at sales from the last three to six months.
