Subjects and subject removal
Subjects are conditions in a BC offer, like financing or inspection, that must be satisfied or waived by a set date; once the buyer removes them in writing, the sale is firm.
Common subjects are financing, inspection, review of strata documents and insurance. Sellers usually prefer offers with fewer subjects and shorter dates; buyers give up protection each time they drop one.
Until subjects come off, either side should treat the deal as pending, not sold.
