How I look at a home in Central Lonsdale

Central Lonsdale combines the Lonsdale Avenue commercial corridor with surrounding residential streets. The City’s Lonsdale Great Street Plan looks at the corridor between Victoria Park and the Upper Levels Highway. For a home search, I distinguish a suite on the corridor from an address on a quieter side street.

I compare access to errands, exposure, street activity and building condition. A municipal plan also needs to be read carefully: it is not an approval for a particular development. For a seller, I would select comparable homes of the same type and account for the building or site differences.

Does the Lonsdale Great Street Plan approve redevelopment of a property?

No. The City describes it as a long-term strategy and says it does not override existing bylaws. Verify zoning, applications and approvals for the specific address directly with the City.

Check the records for the address

A listing description is a starting point. I’ll help you identify the municipality, compare the available property records and flag questions for the strata manager, inspector or municipality before you decide.

  • North Vancouver: City or District? They have separate property maps. Use City of North Vancouver maps or District GEOweb to check the parcel and zoning. A North Vancouver mailing address alone does not tell you which municipality applies.
  • Condos and strata townhomes. Review the Form B, budget, meeting minutes, bylaws and available depreciation report together. Parking, storage, planned work and your share of costs can change the comparison between two similarly priced homes. See the Province’s strata document guide.
