Hollyburn Seller Page
Sell a home in Hollyburn with neighbourhood-specific pricing.
Hollyburn is a West Vancouver neighbourhood on the Burrard Inlet side of the district, next to Ambleside. The West Vancouver Archives place John Lawson Park and Hay Park inside it. Several east-west avenues, including Jefferson, Kings, Lawson and Nelson, pass through it.
The name comes from John Lawson, whose family moved to the area in 1907. He planted holly bushes along the creek bed, which the family called the burn, and the property became known as Hollyburn. The District's TimeWalk says some of the original holly bushes still grow along the east side of the park.
John Lawson Park is at the foot of 17th Street and is the midpoint of the Seawalk. Hay Park, farther inland, has McDonald Creek running through it. Hollyburn overlaps Ambleside, so there is no hard line between the two.
Local Market Note
What owners in Hollyburn should price against.
Owners in Hollyburn price against the homes a buyer can see this week, not a West Vancouver average. Street, building, exposure, condition, layout and parking can each move the number, so I start from the closest comparable sales and the listings you would compete with.

Frequently Asked Questions
What is the first step to sell in Hollyburn?
Start with a valuation based on comparable sales, active competition, property condition, buyer demand, and timing. That gives you a price range and preparation plan before committing to a listing.
How is selling in Hollyburn different from the wider West Vancouver market?
West Vancouver averages are useful context, but owners need neighbourhood-level pricing. Street, building, catchment, view, condition, layout, and buyer pool can all move value materially.
Should I renovate before listing?
Not automatically. The safest first move is to identify buyer objections and fix only the items that protect value or improve confidence.
Can I get advice if I am 6 to 12 months away from selling?
Yes. A pre-listing walkthrough is useful well before launch because it gives you time to prepare without rushing or overspending.
