Tempe is a small, mainly residential neighbourhood in North Vancouver. It sits between Lynn Valley, Princess Park, Upper Lonsdale and Boulevard, just off Highway 1 and reached from Lynn Valley Road. Tempe Glen Drive runs through it.

Homes are mostly single-family houses in a range of styles, including custom-built homes, with many cul-de-sacs. Tempe Heights Park, a linear park north of Highway 1, has a playground, a basketball half court, two tennis courts, a pond and forest. A walking trail runs through the wooded areas.

Lynn Valley Centre is a short distance away, and the Lonsdale shops, restaurants and cafes are a few minutes from the neighbourhood.

Local Market Note

What owners in Tempe should price against.

Owners in Tempe price against the homes a buyer can see this week, not a North Vancouver average. Street, building, exposure, condition, layout and parking can each move the number, so I start from the closest comparable sales and the listings you would compete with.

Active competition
Pull current listings before launch
Recent demand
Use comparable sales, not averages only

Frequently Asked Questions

What is the first step to sell in Tempe?

Start with a valuation based on comparable sales, active competition, property condition, buyer demand, and timing. That gives you a price range and preparation plan before committing to a listing.

How is selling in Tempe different from the wider North Vancouver market?

North Vancouver averages are useful context, but owners need neighbourhood-level pricing. Street, building, catchment, view, condition, layout, and buyer pool can all move value materially.

Should I renovate before listing?

Not automatically. The safest first move is to identify buyer objections and fix only the items that protect value or improve confidence.

Can I get advice if I am 6 to 12 months away from selling?

Yes. A pre-listing walkthrough is useful well before launch because it gives you time to prepare without rushing or overspending.
